In the assignment to develop a new structural and detailed plan for the densification of the Gråbo district in Visby, the focus was on creating a sustainable residential area in close harmony with the site’s existing qualities.
The work began with a landscape analysis, identifying green corridors, park environments, and meadows as key elements to preserve and enhance. Gråbo is a residential area from the 1960s and 70s, characterized by low-rise buildings and traffic separation. The new structure builds on these traits but is reshaped to meet today’s needs. The proposal includes around 300 homes in three new blocks, with high-rise buildings of five to seven stories, as well as row houses and gallery-access houses in two stories. The buildings are placed with ample space between them, creating room for bright, green courtyards and good sightlines. The existing meadow areas are preserved where possible and complemented with new plantings integrated into courtyard environments and social spaces. Building heights gradually decrease towards the surrounding two- to three-story buildings, and the façades are clad in wood with natural colours that complement the character of the site. Pedestrian and cycle paths are reinforced and connected, a new bus route is planned through the area, and car traffic is routed away from the courtyards, which are designed as social, car-free zones. Parking is located away from the buildings to reduce traffic within the area and encourage alternative modes of transport.
